About L34 Group
L34 is the latitude of Los Angeles; that’s where you’ll find us. We bring over 40 years of collective experience to your real estate needs. We live where we work, and understand the community, and who your buyers are.
We know we’re talking about a big part of your life, maybe the biggest. So, doing it right is really the only option. Working with us, you should feel like you’re being fully supported through the whole process, whether it is a seller’s market or a buyer’s market, we have a strategy, tailored, just to you. Our sellers come back year after year to tell us what a difference we made for them, send their friends and family to us…now that’s endorsement!
Education is a big part of what we do. We believe our clients should have a clear roadmap to how to proceed in presenting their homes in the best possible light, and what the process is, and our buyers should have a clear understanding on how to navigate the unique market in Northeast Los Angeles.
Testimonials are our biggest compliment, please read what our clients have to say on Yelp!
Catherine is a native of Pasadena, who graduated from UCLA with her Bachelor’s degree in Psychology. After working many years in radio advertising sales on both the local and national level, she entered the world of real estate sales and property management while living in Denver, Colorado. Being the daughter of an architect, it felt like a predestined choice! She finds it incredibly rewarding to be part of the L34 team and contribute to clients achieving their personal real estate goals. Nothing replicates the satisfaction of working together to address every aspect of a RE transaction, and seeing it through from start to finish. She relishes being part of the Southern California community and is consistently active in volunteer work and supporting local independent businesses.
An East Coast native trying to escape brutal winters, I came out to Los Angeles just before the turn of the century partly for the weather and partly for love. Little did I know I’d be embarking on one of the great love affairs of my life – oh, the boy quickly faded away, but I met one of my most passionate loves – The City of Los Angeles. From the moment I met our fair city, I made it my quest to check out every nook and cranny, north to south, east to west.
While exploring our city, I was rising up the ranks in corporate management and non-profit management. Boom! Then came the crash of 2008, and my non-profit organization quickly found itself with no money and I quickly found myself with no job. Time to rethink my strategy here. In the meantime, I found the second (and most important) of my great loves – my husband. Got married, had a baby and then found myself not really wanting to go back to the non-profit world. What to do?
I had always loved visiting open houses, perusing the real estate listings, and seeing all kinds of homes so I figured I’d get my real estate license just to see things as they hit the market. But as I got into it and started doing it and working with clients, I realized it was my third great love! Being a Realtor combines all my strengths and loves into one neat little package and fuels me with a passion that I bring to each of my clients. I pride myself in bringing that passion to each client’s home buying experience and cherish the opportunity to help my clients find the perfect house to call HOME.
Working with the L34 Group has brought me a focus on teamwork and community. We love Northeast Los Angeles because we live here and want to invest in making our community stronger and more vibrant.
An LA native herself, Fawn has a deep understanding for the unique diversity of the city. This special insight coupled with her love for all things pertaining to design, architecture, and aesthetics led her to seek a career in Real Estate. Before pursuing Real Estate, Fawn spent fifteen years working as a publicist, representing some of the most recognized names in the beauty industry. She also spent several years on the faculty staff at the Fashion Institute of Design and Merchandise (FIDM) in DTLA where she taught Public Relations in the Beauty Industry Marketing and Merchandising Department.
When she became a mother, Real Estate was a natural transition: a career path which allowed her to combine her love for working with people with her love for the city. Her background provide the “people skills” necessary for helping buyers and sellers with their needs, and giving clients the one-on-one attention.
Stephen loves people and is incredibly driven to succeed, especially when it comes to helping others. In helping clients with listing or buying properties, he’s often described as knowledgeable, highly communicative, reliable, and a creative negotiator. Stephen holds a master’s degree, and prior to real estate, worked as a pastor and in entertainment for many years. This unique experience allows him to offer excellent counseling and guidance to his clients, in addition to offering inspiring, fresh vision for living spaces. Originally from Saint Louis, MO, he currently lives in South Pasadena with his daughter, Remedy, and their rescue dog, Taco. In his free time he enjoys family time, outdoor adventures to the beach or mountains, comedy and theater, and exploring the city’s many restaurants, cafes, and hot spots.
Francine is a native Angeleno who grew up in the Northeast LA area, first in Atwater Village and most recently Highland Park. She has a deep love for her city and neighborhood, and loves helping her clients find their perfect home in the area that fits their lifestyle. Nothing is more satisfying than seeing a client fall in love with his or her new home. When she’s not helping clients reach their real estate goals, you can find her spending quality time with her husband and son around the Eastside. She is always on the hunt for a good cup of green tea or coffee, a delicious slice of NY style pizza, crisp refreshing craft beer, and is extremely addicted to any and all types of sweets and desserts.
Rachael was born and raised in an off-the-grid house in rural NE Washington State. She graduated from Washington State University with a Bachelor of Arts degree with an emphasis on apparel design. She has always gravitated towards the pulse of a city and after a stint in NY and Seattle she followed the sunshine to Los Angeles where she continued in the apparel industry until life pulled her in another direction.
Rachael was excited to transition into real estate as she’s always had a passion for people, architecture, design and building meaningful relationships with her client’s. She cannot wait to help you find your dream home!
Rachael is the proud mother to twin boys and resides in Atwater Village with her family. She finds joy in cooking and entertaining and is an outdoor enthusiast who loves hiking, the beach and walking through Los Angeles’s great neighborhoods.
I was born in downtown Toronto and raised in the rural outskirts of York Region, Ontario in a place called King City. In 2012, I graduated from Dalhousie University in Halifax, Nova Scotia with a B.A. in political science, and from there I moved to Los Angeles to pursue an MFA in writing from Otis College of Art and Design. I received my Real Estate license in February 2020 and was able to channel much of the uncertainty and anxiety of a global crisis into productivity and service. When I’m not working, I’m reading, eating, hiking in Griffith Park and spending time with my sweet husband Jason and our Brussels Griffon, Augie in our beautiful neighborhood of Los Feliz!
Being a third generation Los Angeles Native, Aurora loves all that Southern California embodies. She believes the eclectic array of Architecture in Los Angeles captures and encompasses the energy of The City of Angels and makes it a unique and extraordinary place to call home. From the Classic Southern California Beach Bungalows, Victorian homes of Carol Street, MidCentury Modern enclaves of Montecito Heights, or the stately Craftsman homes of NELA, Los Angeles has a home for everyone. Los Angeles is ever evolving and its Real Estate and eclectic communities are ever evolving with it. Being a native I still find there are new pockets of the city to explore. With a background in Interior Design and her love of Architecture, Aurora’s passion to share her knowledge and expertise goes hand in hand with finding the right home for her clients or marketing their homes to buyers. Aurora and L34’s goal is always to make the process as seamless as possible.
I grew up in the Kansas City area, and have a background in music and the non-profit space. I relocated to Southern California in 2013 to marry my wife Tatiana after we met in Austin, Texas at the SXSW music festival. We settled in Long Beach a year later, and I immediately fell in love with our community. I’m very grateful to call Southern California home, and love sharing my passion for the area with clients, friends, and family. Developing meaningful relationships is one of the most important things in my life, and this is what drew me to the real estate profession. Whether you’re a first-time homebuyer or investing in multiple properties, I am committed to helping you buy or sell in SoCal. My hobbies include hiking, running, the beach, craft beer, riding my bike, playing drums/bass/guitar, volunteering, LAFC football, friends & family, snorkeling, grilling out, traveling, and old vinyl records.

I was born and raised in the Midwest and spent 25 years in Chicago until I could no longer endure another Polar Vortex winter there. I grew up visiting my grandmother in Southern California every year and dreamed of moving here someday. In 2016 I made the leap across the country and have no regrets. I have spent most of my life creating and serving food and drink. I’m a former pastry chef and have owned and operated a restaurant as well as various farmer’s market food ventures. Growing up in a family of artists (and bohemians), I was constantly exposed to dance, music, painting and sculpture, theatre, poetry and film. Feeding others has fed my creative outlet and is also my way of caring for people.
It’s exciting to live and work in a city as vibrant and diverse as Los Angeles. I have always appreciated architecture and good design. The mish mosh of architectural styles along with neighborhoods ranging from mountains to the ocean, means that there is something for everyone. Along with the L34 Group, I will bring my many years of experience listening to, and understanding people’s needs. I can’t wait to help you through the process of selling your place or finding a place to call home.
"Once again; our beloved L34group has done it! They did an AMAZING JOB!! We had a family house that needed a bit of TLC. Deirdre, and her team guided us through the process of what to fix, and what to paint; they recommended Kari, our designer/stager at heart, #twouponten, who did an amazing job; choosing the colors, the fixtures, and doing the fabulous staging, then, voila!! with Shannon's assistance; our house was sold at over $200K, OVER ASKING PRICE!! DROP THE MIC!! needless to say that our family is so blessed by having them in our lives, our dreams are once again coming through... all by the hands of L34 Group. Thank you Shannon, Deirdre, Catherine, everyone at L34 Group. Thank you,"
Marcela G., Google Review
"I am so grateful to have had Francine guiding me through my first home buying experience. She made sure I knew what was going on every step of the way and was extremely responsive when it came to new listings and viewings. I love my new place, thank you so much!"
Heather Z., First Time Homebuyer
"There are not enough words to describe how much the L34 team means to us. They made the process of prepping to sell and selling our home... fun! I know that's hard to imagine but it's true. We have busy work schedules and a toddler and Deirdre, Terry and her team made it all possible without an ounce of stress.
They are trustworthy, honest and dependable. We were in the best of hands and would recommend to anyone who decides to buy or sell a place in Los Angeles. We'll always be so grateful to have worked with them!"
Zach S., North Hollywood, CA
