– BEFORE & AFTER STAGING SUCCESS –
Here at the L34 Group, we are huge fans of staging a home prior to putting it on the market. This clip is of one of our recent properties. Painting and staging brought life back into this beautiful Craftsman Triplex. Here’s a breakdown of why we believe staging is crucial:
First Impressions Matter:
Home staging sets the scene for a positive initial experience, creating a lasting first impression that resonates with potential buyers.
Showcasing Unique Features:
Staging highlights a property’s standout features, making them more noticeable and appealing to prospective buyers.
Enhancing Digital Presentation:
Staged homes photograph better and stand out in virtual tours, optimizing online listings for a broader audience.
Depersonalizing for Universal Appeal:
By removing personal touches, staging allows buyers to envision their own lifestyle in the home, appealing to a wider audience.
Boosting Perceived Value:
Staging creates a perception of a well-maintained property, potentially leading to quicker sales and higher offers.
Expediting the Sales Process:
Staged homes often sell faster, giving sellers a competitive edge in the market.
Our triplex happened to be empty, but our stagers will also work with some of the seller’s own furnishings, adding textiles, and art.
Staging a home before listing it is a game-changer. Its a strategic investment that pays off by making your property more attractive, memorable, and market-ready, ultimately leading to a quicker, more successful sale.
– SWEET TREATS & UNIQUE LA FINDS –
Agent Contribution: Shannon Reed, L34 Group Partner Agent
Valentine’s Day is just around the corner, and my favorite way to celebrate is to share something sweet with all the loves in my life.
For years, my secret weapon has come from the legendary actress Katharine Hepburn.
Ms. Hepburn lived her life by 3 strict rules:
1. Never Quit
2. Be Yourself
3. Don’t put too much flour in your brownies I subscribe to all three maxims and can assure you she was dead right with number
This V-day, surprise the loves in your life with the most delicious, gooey, fudgy brownies courtesy of an Oscar winning legend.
Ingredients
2 ounces of the best you can find unsweetened baker’s chocolate
½ cup unsalted butter
1 cup sugar
2 eggs
¼ cup flour
1 teaspoon vanilla
Pinch of salt
Directions
In a double boiler, melt the chocolate with the butter over medium low heat, whisking until
blended. Once blended, remove from heat and stir in the sugar. Whisk in eggs and vanilla.
Finally, stir in flour and salt until combined. Pour contents into a very well greased 8-inch
square pan. Bake at 325 degrees for 40 minutes until a toothpick comes out clean.
(Tip: These are super fudgy and gooey. Line your baking sheet with parchment paper for an easy release. Let cool for several hours before slicing)
Unique Finds in LA
Dry January isn’t over yet….why not keep it going all year? It’s easy now, with so many non- alcoholic options. But even more fun, LA’s first ever non-alcoholic bar has opened up in Chinatown. STAY is all the things you love about a bar (moody lighting, intimate spaces, DJ) minus the alcohol. Plus, food options created by Kitchen Mouse! Located at 425 Gin Ling Way in Chinatown.

Finally, I just found out that the cheeseburger is 100 years old this year. And guess what? It was invented right in Pasadena! A roadside stand on Colorado Blvd (at that time only known as Route 66) called the Rite Spot sold hamburgers. According to the origin story, the owner of the Rite Spot, accidentally burned one side of the burger and put cheese on it to disguise the char. Voila! The Cheeseburger was born. Since then, there are no shortage of places to grab a burger in Pasadena. Luckily my family considers ourselves burger connoisseurs…..here are our top 3 in Pasadena where you can celebrate the 100th birthday of the cheeseburger:
Pie n’ Burger

A fixture since the 60s, Pie n’ Burger does two things really well…and I bet you can guess what they are.
Slab

They have a brisket burger that is out of this world
Dog Haus

Another Pasadena original. They are mainly known for their hot dogs, but try a burger there
and you won’t be disappointed.
Here’s a photo of the Rite Spot where the Cheeseburger was invented.
– LOVE WORDS –
We love our clients and they love us….
❝We were first time home buyers and Fawn from L34 helped us navigate the rather challenging landscape of the NE Los Angeles real estate scene. We are beyond grateful to find someone who was competent, while extremely trustworthy and not just in it for the money. Throughout the entire process, we realized that her goal was to get us the RIGHT home. Fawn’s recommendations and insights steered us away from potential risks and into the house of our dreams. We are so happy and would recommend her and the L34 group to anyone looking to buy or sell.❞
