– CONVERSATION PITS: A COMEBACK WE ARE OBSESSED WITH –
The iconic 70s conversation pits are making a comeback in modern design, and it is a testament to our enduring love for cozy, intimate spaces that encourage genuine interaction. These sunken seating areas offer a nostalgic yet fresh aesthetic that champions comfort, community, and eclectic flair. The revival of conversation pits pays homage to the past while seamlessly integrating retro charm with contemporary elements, creating dynamic and inviting atmospheres that appeal to a wide range of tastes.
In the 1970s, conversation pits were designed to bring people together, fostering a sense of closeness and engagement. This same spirit is being revived today, with designers emphasizing natural materials and bold colors to create spaces that feel both organic and stylish. Warm woods such as oak, teak, rosewood, walnut, beech, and elm are prominently featured, offering unique qualities and aesthetics that add to the pit’s cozy and inviting atmosphere. These natural tones are often paired with texturally contrasting elements like velvet, leather, chrome, or fringe, blending earthy colors with playful designs for a harmonious look.
Aesthetically, conversation pits add a unique architectural element to a room. They serve as a focal point that draws the eye and adds visual interest, evoking a sense of nostalgia while offering a fresh and stylish look. For a modern and clean approach, complete the look with bold, eclectic furniture designs, and minimalistic decor. This revival of conversation pits celebrates the beauty of intimate, communal spaces and invites us to reconnect with the warmth and charm of 70s interior design.
– EASTSIDE ICE CREAM –
Agent Contribution: Francine Biton, L34 Group Partner Agent
The sun is out, the kids are out of school, and LA just had its first heat wave of the summer! Which also means spending quality time with the kiddos while trying to stay cool. My favorite way, of course, is to indulge in all the delicious ice cream shops we have here on the Eastside.
My go to is Fosselman’s in Alhambra, CA. This cash only shop is affordable and a neighborhood classic. And if you’re celebrating a special occasion this summer, they have great ice cream cakes.
If you are making your way around Atwater Village, my go to spot is always Wanderlust. Be prepared to spend a little bit more money on this one, but I like their fun flavors and experiencing special ingredients from different cultures all over the world.
Highland Park has so much to offer for ice cream lovers. There is Magpies and Scoops. Magpies is the go to spot for soft serve and also delicious soft serve pies. Scoops has artisanal flavors that are always changing, which is a great reason to continue going back.
On Figueroa, stop by Afters Ice Cream for their yummy Milk and Cereal flavor.
And we are so excited to welcome in the latest Jeni’s Ice Cream, which is a quick walk from our current office!
Heading a little more east into Pasadena, there is Handel’s Ice Cream in Hastings Village, where I love all the classic flavors like Butter Pecan, but they also have fun new flavors for the kids like Blue Monster.
And last on my list is the latest Kinrose Creamery in Old Town Pasadena – ice cream with Middle Eastern roots. This Smorgasburg LA favorite opened up their first brick and mortar in January of this year and has unique flavors like baklava, saffron pistachio and rose, kanafeh, and sour cherry, served with Iranian cotton candy.

– LOVE WORDS –
We love our clients and they love us….
❝I interviewed three different real estate companies before selecting L34 Group. L34s knowledge & experience came through above and beyond the rest. They are extremely professional & operate with integrity. Our parent’s home suffered from deferred maintenance & we had no idea how to prepare the house for sale. Shannon not only coordinated the entire process of obtaining estimates, but she was very conscientious & helped us prioritize the scope of the work and the scope of staging to effectively market the home and to stretch our resources to get the biggest bank for our buck. Shannon worked closely with us to select the best offer and remained diligent and tenacious throughout escrow to ensure all contractual obligations were met and that escrow closed timely. I will use L34 again!❞
