The History
Named for the fields of Garbanzo Beans planted in the area, Garvanza, at one time, was at the heart of the Arts and Crafts movement in Los Angeles. Judson Studios, the still-thriving stained glass studio, set up shop here in the 1920s along with other craftspeople producing some of the most significant works of the era.
The Community
Garvanza is home to young families, film-industry creatives, and many long-time residents who have lived here for generations and bring a rich, family history to the area. The neighborhood is abundant with historically significant homes, such as the “Suffragist House” on N. Avenue 66. Because Garvanza has a great historic preservation overlay zone, many of the historic homes in the neighborhood have been preserved, giving the community an ambiance not found in other areas of Los Angeles, therefore, often used in period film shoots. Garvanza has some of the quietest and most picturesque streets, yet is just minutes away from Highland Park’s shops, cafés and nightlife!
The Lifestyle
A leisurely Saturday afternoon in Garvanza might be spent strolling around and taking in the historic homes and admiring the California Craftsman, Foursquare, Victorian, and Mid-century post and beam architectural styles found in the neighborhood; grabbing brunch at community favorite, Amara Kitchen; and strolling through Garvanza Park to watch the skateboarders. Finish the day at sibling-owned Ponderosa Cactus, scoring one of their potted Saguaros (they even deliver!).
Real Estate
This delightful enclave of Highland Park wields similar pricing to its parent community. In this seller’s market, 2 bedroom, 1-2 bath starter homes begin at $800,000 and larger, higher-end homes start at $1.1 million. You’ll find mostly Craftsman and Spanish homes in the flats with a few Mid-Century homes with views tucked away in the hills. Homes are located in the HPOZ (historic preservation overlay zone), and some may be subject to the Mills Act, which gives buyers a significant discount on their property taxes so that they may put their savings toward restoring their historic homes.
