– THE ARCHITECTURE OF SILENCE: DESIGNING PEACEFUL SPACES WITH MODERN ORGANIC ELEMENTS –
Agent Contribution: Francine Biton, Partner Agent:
El Sereno became home for my family a little over two years ago, and it’s been the perfect fit for our lifestyle. While I don’t go out often to explore, I’ve always been an Eastside girl—so staying close to our familiar places and family was a must.
What I love most about El Sereno is its central location: it’s close to my office in Highland Park, an easy drive to meet clients all over LA, reasonably near my husband’s work in Glendale, and convenient for the kids’ schools. And, of course, being near Costco is a huge plus!
Over time, we’ve found some fantastic local spots for food and coffee when we do venture out. Here are a few of our favorites:
lil’East Coffee
A cozy new coffee spot right on Eastern in El Sereno! This little hole-in-the-wall has everything you need—great drinks, pastries, weekend food pop-ups, and a sidewalk seating area perfect for enjoying your order. They also sell beautiful mugs from Mt. Washington Pottery. Our current go-to drinks? The Matcha Tonic and Horchata Cold Brew.
Secret Pizza
We’re suckers for East Coast-style pizza—thin, crispy crust, large slices, and quality ingredients. Our longtime favorite has been Tomato Pie in South Pasadena (which we still love), but when our pizza cravings align with their open hours, Secret Pizza on Monterey Road is our top pick. The owner, Sean, started making pizzas in his apartment in 2020 before moving to a brick-and-mortar location. If you get a chance, stop by Wednesday through Friday, 4 PM–9 PM.
Evil Cooks
This popular pop-up recently opened a permanent location on Eastern. Their modern Mexican menu—featuring tacos, burritos, tortas, and mulitas—blends bold flavors with traditional Mexican cuisine. The black metal-themed restaurant has barstool seating up front, where you can watch them cook, plus a spacious outdoor patio. Evil Cooks has been a Smorgasburg favorite since 2019 and held pop-ups at their home in El Sereno, so we’re thrilled to have them as a permanent part of the community. Our must-try picks? The Poseidon and Rock Lobster.
If you have any other El Sereno favorites, let us know where you’re stopping by! We’re always excited for new spots and look forward to seeing what else pops up in the neighborhood.

– LOVE NOTES –
We love our clients, and they love us…
❝We had the best experience with Fawn at L34 Group as our buyers agent. As first time home buyers this was a new experience for us and Fawn was extremely helpful, informative and attentive from start to finish. We feel so lucky to have found our perfect home, and can’t believe it was the first place we put an offer on! The process did not come without its challenges and an emotional ride, but Fawn was there to help guide us through it and we could not have done it without her. Thank you Fawn! Xx❞
